The four steps

  1. Find the rules. Look for your covenants and an architectural review or exterior change form on your HOA's website or management portal.
  2. Gather what they'll want. A short description, product photos, the trim color the track will match, where it will go and the approximate footage. Your installer can provide photos and specs.
  3. Submit and follow up. Ask when the committee meets, and check in a week before.
  4. Book once it's in writing. Keep the approval with your install paperwork.

Sample request

Dear Architectural Review Committee,

I'm requesting approval to install permanent LED roofline lighting at [your address]. The lights sit inside a low-profile track mounted along the roofline trim. The track will be color matched to our existing [trim color] trim, so it's barely visible during the day.

The system will cover about [number] feet along the [front roofline and garage]. It plugs into an existing exterior outlet, and the lights are dimmable and run on a schedule. We plan to use warm white most nights and holiday colors during [the holiday season / dates allowed by our covenants].

Product photos and specifications are attached. The installer is a certified Nex-Gen dealer. Please let me know if you need anything else.

Thank you,

Questions

Common questions

Do I need HOA approval for permanent Christmas lights?

If your HOA reviews exterior changes, probably yes. Permanent lights are mounted to the house, so most associations treat them as an exterior change even if seasonal lights don't need approval.

How long does HOA approval take?

It varies by association. Some answer within days, others only at a monthly meeting. Submit as early as you can, especially before the holidays.

What if my HOA limits holiday lighting dates?

Permanent lights can follow the rule. Run warm white year round and schedule color only during the allowed dates.

What if my request is denied?

Ask what would make it acceptable. A warm-white-only plan, a track color that matches the trim exactly or a smaller design often gets a yes.
